You know the drill: closing is done, the keys are exchanged, and you feel great. But that high-five isn't the final step—it's the opening for your most valuable marketing asset: the client review.
A glowing testimonial doesn't just make you feel warm and fuzzy; it’s an SEO and trust-building goldmine. The trick? You have to gently guide your happy clients to write a review that actually helps your business grow.
Here's a simple, two-part strategy to master the testimonial request and turn five stars into future clients.
Part 1: The Art of the Timed Ask
Timing is everything. Ask too early, and you're interrupting stress. Ask too late, and the emotional high is gone.
For Buyers: The "Settle In" Window
The best time to ask a buyer is right when they are the happiest, but before the stress of unpacking truly sets in.
At the Closing Table: Get the verbal commitment. "I've earned a 5-star review, right? I'll send you the link NOW."
Day 2-3 (The Sweet Spot): Send your personalized email. They've slept in the new place, are checking emails, and the goodwill is maximized.
Week 1-2 (The Friendly Nudge): Send a quick text check-in. "Hope you're settling in! If you had a sec, that review link is still active. Appreciate it!"
For Sellers: The "Money's In The Bank" Window
Sellers' euphoria peaks when the transaction is finalized and the funds are confirmed.
Immediately After Closing: Send a short, celebratory text or email with the review link. Their goal is achieved, and they are grateful.
Day 3-5 (The Professional Follow-up): If they missed the first message, embed the request in a final email with closing documents or a helpful link to their new-home tax info.
The Power of the Holiday/Anniversary Ask
If a client missed your initial request, you haven't lost the opportunity! These secondary requests are excellent ways to follow up without seeming pushy:
1-Year Anniversary: Send a message saying, "Happy Home Anniversary! Hope you are loving [Unique Feature of their Home]. If you ever have a moment, I'd love to hear how your experience with me helped you get there."
New Year's Day: Send an annual market update and add a P.S. that includes the review link, asking for feedback as you plan for the coming year.
Their Birthday: A simple, personalized birthday greeting is a great, soft-touch way to stay top-of-mind and provides a good reason for the follow-up.
By strategically timing your request to align with their peak emotional satisfaction, you will significantly increase the quantity and quality of your reviews.
Part 2: The Essential Keyword Nudge
A generic review like "Great Realtor!" is nice. A keyword-rich review like "Sarah was an expert negotiator and helped us find the perfect family home in the Oakwood neighborhood!" is pure SEO gold.
Your clients genuinely want to help you, but they need direction. Include a subtle "Pro Tip" or a short list of suggestions in your email:
Focus Area | Keyword Prompts to Suggest | Why it works for you |
Location | Realtor in [Neighborhood Name], Local Real Estate Expert in [Your City] | Google sees you as the authority for that area. |
Service | Expert Negotiator, Quick Communication, First-Time Home Buyer Specialist | Identifies your specific skills for future clients searching for them. |
Outcome | Sold above asking price, Found the perfect home, Seamless process | Provides social proof of success and addresses client pain points. |
By asking at the right time and providing a gentle nudge toward the right keywords, you're not making the review process harder—you're making it easier and more impactful for both of you. You get authentic, SEO-boosting content, and they feel like they genuinely helped support your business. Win-win.
Email Testimonial Request Template
This template is for a personalized email sent a few days after closing.
Subject: Congrats again! A quick favor that would mean a lot.
Hi [Client Name],
It was truly a pleasure helping you with the sale/purchase of your home at [Property Address or Neighborhood]. Seeing you get the keys/get that offer was the highlight!
As a small business, online reviews are our lifeblood. They let future clients know what they can expect. If you had a positive experience, I would be incredibly grateful if you could take two minutes to share your story.

Text/Short Message Template
This is perfect for a casual follow-up right after you know they are excited.
"Hi [Client Name], just checking in and hoping you’re loving the new place! If you have a free minute, I would be absolutely thrilled if you could leave a quick review. Your feedback helps other first-time home buyers (or sellers!) in [Your City] find a reliable local real estate expert. Here's the link: [Direct Link]"
